      Canadians don’t like American politics, so they want to spend less time in America and are selling their American residences. This article is on Florida (41% of Canadian-owned second homes), but I suspect the same phenomena is applicable to the Canadians with second homes in Arizona (23%). CA and TX are the next two most popular destinations.

      Trump has said Canada only works as an American state. Maybe. Given the rapidly aging demographics, infrastructural needs and entitlement spending in Canada, the only two provinces that make sense are British Columbia and maybe Alberta. Ontario is a looming disaster and Quebec is worse. Think of America’s social security issues, only much, much worse.

      Not mentioned is simply the cost of owning a second home.  Toss in travel cost, value of the Canadian dollar vs US$, aging demographic, difficulty in getting insurance in Florida plus profit taking on homes purchased years ago all have an impact.

      Yes, the political climate is listed as the #1 reason for Canadians to sell their US homes.  It may be a catalyst, but it not the only reason.
